A deep-water bay on the mainland, on the sailing line between Corfu and Lefkada.

A sheltered natural harbour behind wooded islets, facing the Corfu channel. A standing stop on the Ionian charter circuit: Gouvia to Paxos, Paxos to Sivota, Sivota to Parga or Lefkada.

The estate sits above that traffic with its own dock. Igoumenitsa, 24 km by road: daily ferries to Corfu and Italy, and the end of the Egnatia motorway. No island logistics.

Sivota asking prices are the highest in Epirus. A 46-bed hotel was approved in July 2026.

Am I eligible for the Greek Golden Visa as a non-EU citizen?

Any non-EU national. Five-year permit, renewable while the investment is held, no minimum stay, Schengen travel. Some nationalities face enhanced due diligence. Eligibility is confirmed by your immigration counsel.

What are the annual holding costs?

Seller reports ENFIA (unified property tax) at €500–800 a year on an objective value of about €250,000, insurance €800–1,200, utilities under €300 a month. ENFIA is levied per m² by zone value, with a 20% discount for insured homes; a supplementary charge applies above €400,000–500,000 depending on source. Confirm in due diligence.

How is rental income taxed for a non-resident owner?

15% to €12,000, 25% to €24,000, 35% to €36,000, 45% above (Law 5246/2025, from 1 January 2026). Each short-term unit needs an AADE registration number; three or more units count as a business and attract 13% VAT. Guests pay a €15 climate fee per night, April–October, on detached houses over 80 m². Treaty relief depends on your home country.

What does the purchase itself cost beyond the price?

Transfer tax 3.09% of taxable value. Notary, lawyer, land-registry and agent fees are additional and not estimated here.

How long does a sale take?

Seller indicates six to twelve weeks from signed offer to deed: two to three weeks of legal due diligence, Golden Visa pre-approval in parallel, then signing.

Can a company or trust acquire the estate?

Yes. Greek, EU and foreign holding structures can hold Greek property. Golden Visa eligibility attaches to the natural person who ultimately controls the entity, subject to counsel review.

Is financing available to foreign buyers?

Seller reports 60–70% loan-to-value for non-residents at roughly 5–6% over 15–25 years. Model any split in the calculator. Lender introductions on request.

Is the title clean?

Seller states the estate is registered at the Hellenic Cadastre (Ktimatologio) with no encumbrances; title, permits and cadastral certificates are in the dossier.

Is the estate sold furnished?

Yes, fully furnished and equipped, with an inventory list in the dossier.

Can I visit before making an offer?

By appointment. Fly to Corfu and cross from Igoumenitsa, or drive from Ioannina or Preveza in about eighty minutes.
